All in all, July was a great month for real estate in South Windsot CT. There were 20 closed sales with a median price of $285,900. If we look at the average price it was $329,238 (see Median vs. Average) as a result of several homes sold in the over- $400,000 range. With 56 median days on market and 97.45 sale price to list price ratio, homes are moving well in South Windsor.
With last July’s numbers at 12 closed sales and a median price of $294,750, closed sales are up but median price is down. However, the average price is up this year (last July’s average was $282,617).

When we compare this July to April (17 sales; median $220,000), May (20 sales; median $218,500), and June (21 sales; median $259,900), we can see that the number of sales is virtually unchanged and median price has increased significantly.
There is more positive news to report: As of today, there are 16 homes under contract and 26 homes under deposit. With only 108 homes on the market, there is a 7.5 month supply of inventory, which is a neutral market.
As many people try to get settled into their new homes before the start of the school year, we can expect that these positive results will continue through the next month as well.
